Revitalizing mixed-use properties in MetroWest

NATICK – December 22, 2015 - Natick residents are invited to visit the Stonegate Group offices located at 83 Speen Street in order to see the 3-D model of its proposed Saint Patrick Project site.  This design, which includes an underground parking garage with more than 130 spaces, 66 residential units and approximately 13,000 square feet of retail/restaurant space, was presented at the December 16, 2015 Natick Planning Board meeting.
 
The design is the result of several meetings held between Stonegate and concerned Natick residents in order to develop a project that would be in keeping with the neighborhood.  At one of these meetings, held in early December, one concerned resident inquired about Stonegate’s commitment to properties once they have been completed.
 
“This is a valid concern, and I hope our track record with other similar properties alleviates her concern,” said Dean Calivas, chief operating officer of Stonegate Group, LLC.
 
Calivas cited the Piccadilly Place, a mixed-use facility located in downtown Westborough, which Stonegate Group renovated beginning in 2012. Located in the heart of downtown Westborough, the building had been home to the original Piccadilly Pub restaurant. For years, the building had been occupied by various businesses.  When the restaurant shuttered its doors, the building lost many of its occupants and quickly fell into disrepair.
 
As the renovations began in 2012, Stonegate Group “was mindful of the historical nature of the building,” Calivas said.
 
In order to keep the structure’s original feel, Stonegate repaired and cleaned the exterior brick of the building.  Inside, they created a mixed-use facility that included six commercial units on the bottom two levels, totaling 7,500 square feet.  These were tailored for the specific tenants that now occupy the facility.  In addition five one- and two-bedroom apartments were added on the upper floor.
 
As part of the renovation, Stonegate added a handicapped-accessible entrance and extended the sidewalk in front of the building in order to address concerns of local residents.
 
In June 2013, Stonegate received the certificate of occupancy.  Almost immediately there was “quite a bit of interest” for both the commercial and residential properties, said Calivas.
 
Tin Htway, Building Commissioner and Zoning Enforcement Officer for the town of Westborough, praised the Stonegate Group’s ability to take a building that needed so much work and “give it a whole new life.”
 
“I am very happy with the look and feel of [Piccadilly Place],” he said.
 
Htway said he credits this building for the revitalization of downtown Westborough, citing that Piccadilly Place is “one of the best looking buildings in downtown Westborough.”
Htway praised the Stonegate Group’s dedication to maintaining the Piccadilly Place as well as when it first opened.
 
“They are always very responsive,” Htway said.  “They always repair anything we ask of them.”
Noting that Stonegate maintains additional properties in Westborough, both commercial and residential, Htway praised the relationship Stonegate has fostered with the town.
 
“They are very good people,” Htway said.  “We have always had a very good relationship with them.”
 
Stonegate plans to seek Natick Town Meeting approval this spring for the zoning changes required to proceed with the Saint Patrick Project development.

Natick ready to adapt to future change

NATICK - Natick was named a “Strong Town” by the Citytank, an online think tank begun by Dan Bertolet.  Citing its vibrant downtown, its strong community and the involvement of its citizens, Citytank noted that Natick will likely “adapt more successfully than most suburbs to the challenges of the coming decades.”
 
In keeping with this vibrancy, Stonegate Group LLC is planning to develop the long underutilized Saint Patrick Project in downtown Natick.  Currently the 2-acre site is home to the former St. Patrick and Montrose schools, a closed funeral home and several other shuttered buildings.
 
“We have met many times with members of the Natick community, particularly those living nearest to the Saint Patrick Project site, and look forward to continuing an open dialogue in order to receive their input,” said Sean McGrath, president of Stonegate.  He noted that Stonegate Group has met several times with key members of the Natick community in order to come up with a plan that would fit in aesthetically with the neighborhood and is confident that the development will add to the vibrancy of the town.
 
"Plans are moving forward, and we remain resolute in our plans to redevelop this site.  We plan to seek Town Meeting approval this spring for the zoning changes required to proceed with this prominent mixed-use development," he said.  
 
Working with residential communities is not new for Stonegate.  “We always meet with neighborhood associations and try to address their concerns before we move forward with any endeavor,” McGrath said.
 
One example is the Penny Savings Bank Project in Boston’s South End.  The Penny Savings Bank was built between 1911 and 1917.  It served as a neighborhood bank until 1959, when it became the Cardinal Cushing Center for the Spanish Speaking.  Until Stonegate purchased the property, it was a thrift store.
 
Stonegate Group, teamed with Boston architectural firm Finegold Alexander Associates, began meeting with residents in the South End neighborhood shortly after purchasing the property in 2005, presenting their vision -- a totally renovated building that included a 9,000-square-foot retail space and 35,000-square-foot residential space.
 
“We met continuously during the entire building process with local entities such as the South End Landmark District Commission, the Boston Redevelopment Authority and the Washington Gateway Main Streets group," McGrath said.
 
In addition to keeping the facade of the historic building, Stonegate added a three-story glass addition above the existing building, which allowed for 23 luxury units to be built.
 
Stonegate also petitioned to move the MBTA Union Park bus stop by 500 feet in order to address concerns about an increase in foot traffic caused by the new retail space.

"Moving that bus stop came at a great expense to Stonegate," McGrath said, "which shows our commitment to ensure a top-end project."
 
Construction was completed by 2007. “In the end, I can safely say that everyone has been very pleased by what we have brought to the South End,” McGrath said.
 
Today the building houses Boston Chops, an acclaimed restaurant, and is considered one of Boston’s most valued properties.

NATICK –-  Members of the Natick community praised Stonegate Group, a Natick-based real estate development group, for their willingness to address the concerns and fears raised by the abutters of their recently acquired Saint Patrick parish grounds. At a December 2nd open meeting of abutters, Stonegate unveiled their current design for the long underutilized property.  This comes after months of consulting with concerned Natick residents.
 
Initially designed to be a mixed-use development with 74 residential units in addition to retail space, the Stonegate Group, together with architectural firm, Finegold Alexander Architects, have tailored their design to include an underground parking garage with a minimum of 130 spaces, 66 residential units and approximately 13,000 square feet of retail and/or restaurant space.
 
“We have listened to their concerns, and have acted on them,” explained Sean McGrath, president of Stonegate.
 
In order to address security concerns, Stonegate also intends to add a CCTV camera system that will provide 24-hour surveillance.
 
“We have also added fencing to protect the abutters’ properties and have scaled back our initial design to honor their wishes,” McGrath said.
 
According to McGrath, a 3-D model of their proposal will be available for the public to view at their Natick office after December 16th.
 
“We welcome anyone who wishes to see this model to stop in,” McGrath said.
